Many loft conversions, rear extensions and garden rooms fall under permitted development and don't need a full planning application — we confirm this with a Lawful Development Certificate for certainty. Larger or wrap-around extensions, and homes in conservation areas or under Article 4 directions, need a householder planning application, which our in-house team prepares and submits for you.
As an indicative guide, single-storey rear extensions typically start from around £40,000 + VAT and loft conversions from around £52,000, rising to roughly £105,000 for a large mansard or wrap-around.
